Ora Manor and Turrell Manor Residents’ Guide

Ora and Turrell Manors are Seton Hall's apartments located off campus. Ora Manor is located at 324 Valley Street, in the heart of South Orange, New Jersey. Each building is set up as an apartment style living environment consisting of kitchens and other amenities found in a standard apartment.  Each building is uniquely designed to provide a supportive and independent community at Seton Hall University. Ora Manor's occupancy is approximately 104 residents, in two, three and five person apartments. Turrell Manor's occupancy is approximately 84 residents, in two, three and four person apartments. 

In each Residence Hall there are Resident Assistants (RA) and a Residence Hall Director (RHD) who work with students to provide the necessary information that they will need throughout the year. The Resident Assistants will offer a variety of programming and conduct floor meetings to ensure that the experience at The Manors is positive one.

Office Hours and Duty Contact Information

Location: 1st floor of Cabrini Hall behind the Cabrini Hall front desk.
RA Office Hours: Sunday – Thursday, 8:00 PM – 10:00 PM
Location: 2nd Floor Ora Manor Office (Next to Elevator); Basement Office Turrell (In Lounge) 

RA on Duty Hours (when cellphone is in use): (Duty Cellphone Number will be posted at the building)
  • Monday - Thursday, 8:00 p.m. – 8:00 a.m. (next day)
  • Friday 8:00 p.m. - Monday 8:00 a.m.

When to Call the RHD Office: If it is Monday-Friday between 8:45 a.m. – 4:45 p.m.

When to Call Security at (973) 761-9300: If it is Monday-Friday 5 p.m. - 8:30 p.m. (Ask for On-call Professional Staff)

When to Call the RA on Duty Cell: If it is Monday-Thursday 8:00 p.m. - 8 a.m.; or, Friday after 8:00 p.m. through Monday 8 a.m.

Security

Ora Manor and Turrell Manor remain committed to providing a strong presence of Public Safety within and outside of these residence halls. Public Safety guards patrol the buildings throughout the day and remain a constant presence from 10 p.m. to 6 a.m. each evening in the main lobbies. Video monitoring systems are also installed to provide further security. All doors are securely magnetized or locked. Only current residents are able to gain access to any point of the building.

ID and Key policy

Students are responsible for carrying their Student Identification Card and room key at all times. Lock outs will be conducted by presenting the Student ID card for verification. A loss of any of these items should be reported immediately to obtain a temporary one or for a lock change to occur. Billing coincides with the current campus policies for lockouts and lost keys.

Mail and Packages

All mail and packages must be delivered to the Seton Hall Mailroom. The University is not held responsible for any mail or packages delivered to the hall directly. Please use the following address:

Residential students are eligible for an on campus mailbox. Students looking to hear more about obtaining a mailbox please go to the lower level of Mooney Hall room B-8, and speak with someone in the mailroom.

Lockouts/Lock Changes
Lockouts and Lock changes are conducted in a similar way to on campus residence halls. All lockouts and lost keys will be logged each time they occur. Please contact:
  • Between 9 a.m. to 5 p.m., the Residence Hall Director or the Main Residence Life Office if you cannot locate a Resident Assistant.
  • Between 5:01p.m. to 8:00 p.m., Public Safety should be contacted if you cannot locate a Resident Assistant.
  • Between 8:00 p.m. to 8 a.m., the Resident Assistant on Duty.
  • From 8:01 a.m. to 8:59 a.m., Public Safety should be contacted if a Resident Assistant cannot be located.

Be sure to report in any lost keys immediately. Students are given 24 hours to locate the lost key before a charge will be added to the student's account. A temporary key will be issued at that time.

Facility Requests
Facility issues should be reported promptly and appropriately. Emergency issues can be called into your Hall Director or Resident Assistant. Standard requests such as a light bulb change or broken kitchen cabinet door can be sent in through standard e-mail.
 
For major concerns, please note:
  • From 9 a.m. to 5 p.m., contact your Residence Hall Director or the Residence Life Office if a Resident Assistant cannot be located.
  • From 5:01 p.m. to 8:00 p.m., contact Public Safety or a Resident Assistant.
  • From 8:00 p.m. to 8 a.m., contact the Resident Assistant on Duty.
  • From 8:01 a.m. to 8:59 a.m., contact Public Safety.
Guest Policy

Ora and Turrell Manor adhere to the same guest policy, as the other residence halls. Primarily, it is based on an honor system placing responsibility and the expectation to the resident(s) of an apartment.

Residents are always responsible for their guests. They should be accompanied at all times by their host as well. Guest Identification cards should include their photo, their birthdate and an expiration date. Passports are not valid as a form of identification.

Any guest under the age of 17 should adhere to the same University policies as a standard residence hall. Forms can be brought to the RA on Duty, your Resident Assistant, or the Residence Hall Director based on the time of day.

All guests should enter the building through the main entrance of the building at the front. Please see the University Guest Policy for further inquiries.

Quiet Hours

Quiet hours are in place for academic success and courtesy to others in the community. Sunday through Thursday, quiet hours begin at 10 p.m. and end the next day at 8 a.m. On Friday's and Saturday's, quiet hours begin at 12 a.m. (midnight) and end at 10 a.m.

Twenty-four hour courtesy hours are always in effect and will be enforced as needed. If there is a complaint please address personally. If your need further assistance please contact your Resident Assistant

Laundry/Community Facilities

Laundry Room:
The laundry machines are located in the basement areas for both building. Laundry machines are free to use. Please keep track of your times and be sure to remove your belongings in a timely manner to avoid pile up. It is crucial to be courtesy of others who may wish to use a machine.

If a washing/dryer machine is not properly working please be sure to submit that issue to your to the website or phone number posted in the laundry room. Be sure to include the Unit's Identification Number, too, as well as the issue (machine not getting hot, etc.).

Fire Alarms/Evacuation Protocol

Evacuate the Building:
In the instance of a fire alarm, whether a preplanned drill or unplanned alarm, proper protocol is to leave the building through the closest exit as quickly as possible. There are 2 exits on 2nd and 3rd floor and 3 exits on the 1st floor.  Upon exiting Ora Manor, proceed to exit the parking lot and proceed north on Valley Street toward South Orange Avenue and gather in front of 320 Valley Street (the second driveway to the right of the Ora Manor parking lot). For your safety, please do not stand in the street or in the parking lot as emergency response vehicles may need to occupy the area.

Turrell Manor residents should evacuate quickly to the parking lot space directly across the main entrance of the building. Staff will assist in guiding you there as needed. Again, avoid standing in the street and near the curbs. Please remember to use any exit in evacuating to ensure quick and safe processes.

Please be sure to read the Fire Safety booklet, University policy website, or ask your Resident Assistant on any other questions.

All residents should be out of the building by 3 minutes. Students that leave after that time may be found in violation of fire safety policy.

Fire Safety Policies:
Ora Manor and Turrell Manor are campus residence halls that follow the same Fire Safety policies as the other residence halls. Some cooking appliances are permitted so please contact your Resident Assistant or Hall Director for any specific questions. Health and Safety procedures do occur for the off-campus area as well.

The HRL Professional Staff along with a Resident Assistant will key into each room and inspect for health-safety compliance. The resident(s) do not need to be present during this time. Any violations will be documented and the item may be confiscated. Look for a Health and Safety form left in your apartment to determine if you had a prohibited item.

Alcohol Policy

Ora and Turrell Manor residents are to abide by the University and Residence life alcohol policies. Please review the Department of Residence Life policy page for more information.

Smoking Policy

Ora Manor and Turrell Manor follow the same University policies as other residence halls. No smoking is permitted inside each building or on the balconies/patios of Ora Manor. You must remain 25 feet away from the building while doing so and use the proper receptacles.

Kitchen Use in the Apartment Residence Halls

The off-campus area remains unique due to having kitchens in their apartments. Both residence halls offer a stove, sink, refrigerator, microwave, cabinet space, and a kitchen table with chairs. 

It is very important to maintain kitchen cleanliness, too. Properly storing food and disposing of garbage often will also help deter any unwanted issues.

When cooking please be sure to allow for proper fanning or ventilation. Ora Manor stoves are equipped with an overhead fan, however, Turrell Manor does not have that service offered. Other things to remember include:

  1. Do not leave food unattended.
  2. Turrell Manor has gas stoves that ignite through the stove switch. It is not a continuous circuit.
  3. Leaning on the stove can cause it to dip, please respect University property at all times.
  4. Keep the stove top and area around it clean and clear. This will help avoid fires and other incidents in the kitchen.
Cable/Internet

Cable/Internet Configuration in The Manor:
Each apartment has one (1) wall cable jack in the living room. (There are no cable jacks in the bedrooms, but cable cords can be split to accommodate cable television in bedrooms. Note: You may lose some channels by doing this action.)

Ora Manor Wi-Fi and cable are provided by Altice, to register your device to the Wi-Fi, please select “OraManor” and create an account with your student email. The account can support 10 devices. For troubleshoot please contact the number located at the bottom of the Wi-Fi registration page or contact your Hall Director. Each living room in Ora Manor has a cable box, this should remain in the living space.

Turrell Manor accommodates a television in the living room. Wireless Internet Access runs off of the campus network. Log in would the same as using the Wi-Fi on campus.

Residence Life does not recommend multiple televisions in an apartment and does not supply a cable splitter should you select to have a television in your bedroom.

Students will be held liable for any wall damage or violation of fire safety policy by running wires inappropriately.

Trash and Recycling

Residents are responsible for the disposal of their trash and recycling items. Both residence halls do not have trash rooms. All garbage and recycling needs to be properly disposed of in the proper receptacles located in the parking lots of each building. All items should not be left outside of the receptacles as it can attract unwanted animals.

Ora Manor has one large trash receptacle and several smaller bins for recycling items.

Turrell Manor has two large trash receptacles and one for recycling items. Each are labeled.

Trash and recycling collection takes places on Wednesdays and Saturdays in the early morning. The Village of South Orange manages all trash/recycling collections.
